The first thing that buyers will do when making an offer is look at comparable sales or "comps". When researching your Charleston or Mount Pleasant home price, your Realtor will analyze similar homes to yours that have sold recently. In cases where there are very few sales in your neighborhood, we know which other neighborhoods sell for comparable prices.
Property Condition & Features
Not all houses are created equal. There could be two 3-bedroom, 2000 square foot houses across the street from each other that look exactly the same, but one has hardwood floors and a pond view while the other has dingy carpeting and backs up to power lines. Obviously, these differences will affect the price, but to figure out by how much you need an experienced professional.
