When buying a home in Charleston, known for hot and humid summers, a lot of buyers are concerned with their utility costs.  The recent heat wave in Charleston has only reminded us even more of how important energy efficiency is in a Charleston home.

There are a lot of steps you can take to keep your bills low:

1. Keep you A/C tuned up: It's worth having a service agreement for a contractor to clean and inspect your HVAC system once or twice a year.  Things like dirty coils, low refrigerant levels and air leaks in duct lines can all add up to higher electric bills.  If you need assistance, call one of our trusted local partners, like Fogel Services.

Highway 41 Widening

The Highway 41 corridor is one of the most popular places for Mount Pleasant home buyers.  Neighborhoods like Park West, Dunes West, Rivertowne and Planters Pointe attract buyers with their manicured lawns and great amenities.  The downside to popularity is the inevitable traffics that follows.  Frustrated residents are finally getting local lawmakers to listen and plans are being made to widen the 5 mile stretch from highway 17 to the Wando River.

Wow, the Charleston real estate market has been on quite a ride lately.  For the past 3 years, demand has been consistently going up and inventory has been going down.  This has resulted in a lot of competition for homes, and in turn a lot of multiple offers.  Multiple offer situations tend to be exciting for sellers and frustrating for buyers, but also stressful for both.  In a fast-moving market like this, it's more important than ever to have an experienced Charleston Realtor on your side.  Here are a few ways that multiple offers are usually handled by sellers:

$12.75 property Tax Bill?

7 acres of a beachfront Kiawah property was sold this week for $22milion, going down in Charleston real estate history for one of the area's most expensive homesites. The property was under a agricultural tax assessment for years due to the amount of timber on the property. Taxes were reported to be a measly $12.75!  With the current sale and plans to develop the land the new owners will be reassessed based on the value and include some back taxes based on that assessment.

Independence Day in Charleston

New Wando River Bridge

The Post and Courier recently published the latest information on the new Highway 41 bridge over the Wando River in Mt Pleasant, SC. The new bridge is proposed to be a high 55 feet. The bridge would allow traffic to flow freely in addition to more boat traffic. The current bridge is opened by hand crank only - can you imagine?

In all my years in Mt Pleasant I have yet to see this bridge being opened, but I think it would be a sight to see. I have to admit I have been stuck on the opposite side of the bridge than the boat ramp where we launched our boat due to a high moon tide. The top of our boat would have scraped the bottom of the bridge. It wasn't that bad waiting for the tide to lowe...
